The project is on a through lot site with frontage on both Grand Avenue and 3rd Lane in South San Francisco. 455-463 Grand Avenue is a mixed-use building comprising of 27 residential units, and commercial space on the historic commercial corridor. An outdoor terrace at the podium level separates the small apartment buildings and is connected to the street level by a monumental stair.

An outdated window system and deteriorating wall construction revealed by an apartment fire prompted a study of a wall and window replacement long considered by the building’s owner. We looked at construction systems that would allow tenants to remain in the building during the construction phase. Curtain wall made the most sense as the modular panels could be installed in less time than rebuilding the original half height walls.
